San Marino Trust Sale
I write this letter of recommendation for Yennis Wong, who recently helped sell my mother’s home in San Marino for a favorable price under interesting conditions.
Title to the property was held in a family trust. The bones of the home were solid, but much of the interior of the structure needed some cosmetic attention, and the exterior of the home required painting. Family members were not available to assist in helping upgrade the property to a level that would maximize its sales potential.
Ms. Wong was there for us. She initiated a repair and renovation program that made the property shine. The required work was handled quickly, competently and at a reasonable cost to the family. She then structured an approach to listing the property that ultimately produced a very favorable sale price in very short order.
The price that we obtained was, in my opinion, directly attributable both to the “hands on” approach that she adopted on our behalf with respect to the physical renovation that was necessary, and the level of sophistication that she employed in her listing strategy for the property.
I really cannot recommend Yennis Wong too highly. She is the best!

Altadena Home Sale
We are happy to write this letter of recommendation for Yennis Wong. Yennis has been a trusted advisor for us and our family for many years and we would use no one other than Yennis for our real estate needs. We highly recommend Yennis and have no reservations in doing so. Yennis was, and always has been patient with us and has moved as slow and fast as we have wanted her to. She is impeccably organized, creative and a savvy negotiator.
We first worked with Yennis in 2007 when we relocated from the Bay Area. Although we were working with an agent that was referred to us by the relocation company, we met Yennis at an open house and we felt an instant connection and there was genuine quality about her, we opted to change our agent relationship to Yennis. Although we were originally from the San Gabriel Valley, we were looking at a broad swarth of markets as far as northwest as La Canada and Arcadia to the southeast, and we were not very familiar with those markets. We were very impressed with Yennis’ knowledge of the housing market in those areas (and beyond). Yennis helped us find the perfect house in Altadena for our family of five. The house had multiple offers on it and we employed her strategies to make the most compelling offer to the sellers.
After the passing of Gabe’s father in 2012, when we needed to sell our parent’s home in Alhambra, she was able to help preparing the home for market and price the house competitively. It brought in multiple offers which led to a bidding war and a price significantly beyond our expectations.
Yennis has proved to us her expertise as both a buying agent and selling agent. She uses her market sense in her approach to pricing a house and is extremely resourceful. She knows how to market a house with appropriate and tasteful staging and is reasonable with what in the house is worth “fluffing” up (and importantly, what is not) so that you can get the best price. In anticipation of our recent sale of out house in Altadena, she came multiple times in advance to review with us some significant improvements we were considering and made recommendations to us, which we took.
Yennis was our agent most recently for the sale of our home on Midwick Drive. As you can imagine, the sale of a house that you love and call you home can be very stressful, but Yennis handled any issues or concerns that arose quickly and successfully. We have multiple offers and sold our home well above asking price.
Yennis also gave us her full attention during the entire process of selling our house. She takes on all tasks hands-on. She is accessible returns calls, emails and texts quickly and was always available or present to deal with inspectors, appraisers, stagers, repair services, etc…

Relocating from the East Coast
It seems appropriate, on the one year anniversary of moving into our current home, to say “thank you” in writing to the best realtor in the greater San GabrielValley area, Yennis Wong, and to share with other folks who may be looking for one as they either buy or sell property in this market.
To fully understand why we feel so strongly in recommending Yennis, some background about our move to Pasadena is instructive. After nearly 40 years living in the Washington, DC, area we found ourselves needing to re-locate to the Los Angeles area for professional reasons. Such a move entailed selling our new home that we had just designed and built as well as moving our two sons (then ages 4 and 7). Sparing you further details of moving four decades of accumulated “stuff” across the country, suffice to say that it seemed to rival
taking the Rolling Stones out on tour.
Neither my wife nor I had any familiarity with the Greater Los Angeles area. After narrowing our choice of areas to the northeastern quadrant of the County, we were luckily introduced by mutual friends to Yennis, who quickly took us under her wing. In so doing, Yennis re-oriented us to think about sequencing of
priorities starting with school choices. And while any realtor can sell you a house, it takes a special one to invest the time and care in moving a whole family to a brand new area while simultaneously working several fronts to integrate that same family into a larger set of communities and variables – school, work,
shopping, and traffic – just to name a few. In all of these and in other ways (such as various contractors for house services), Yennis went above and beyond the call in guiding us.
Fast forward by almost a year and we are happily residents of eastern Pasadena in the foothills of the San Gabriel Mountains, our children are thriving in their respective schools and we are collectively learning our way around Southern California. This kind of a seamless transition would not have been possible
without the full range of services that Yennis brought to bear on our behalf. We cannot recommend her highly enough to anyone interested.
